There are lots of different scenarios that can trigger questions in Real Estate. Here, we’ll help you make sense of some popular situations that may cause more questions than answers, if not explained properly. Did you know that you aren’t locked into your Listing Contract when selling with a Realtor®? Certain buyer forms as well as the Seller Listing Agreement all have expiry dates on them and will naturally expire upon that date. There are situations however, where sellers may want to terminate that Agreement with their Realtor®. Whatever the reason for the Termination, you, the Seller drive the boat and can terminate at any time, and you get to decide which Realtor® you want to work with.
Did you know that Real Estate Commissions are negotiable with no set rate? Some Brokerages may have certain office policies based on size or price of home, but all commissions can be negotiated prior to listing. Did you know that Realtors® in the Province of Alberta can show or sell any property, regardless of whose sign is on the lawn? That includes For Sale by Owners as well. Do you know the difference between an Appraisal and a Market Evaluation? It will depend on your needs and situation on which one you require but the two terms are used synonymously in error. If you are thinking of listing your house, then a Realtor® can do a Market Evaluation – usually at no cost. However, appraisals for financing purposes when purchasing or refinancing a home. This is to prove that the property can support the financing. You must be approved for financing and so must the property.
